Background


The former Maesffynnon Residential Care Home located on Club Street was demolished with the site identified by Rhondda Cynon Taf Council, as its first of the five new facilities to be constructed. This scheme is part of a wider £50m council investment to deliver modern accommodation to the meet the needs of the growing, older population in the County, requiring an additional 300 places. To achieve this goal the council is delivering the ambitious programme in partnership with Linc Cymru Housing Association.

It was envisaged that the development would provide 40 independent apartments (36 one-bedroom and four two-bedroom) for people aged 55 and over, within a single three-storey building. Offering on-site assistance for residents with decreased mobility and other care needs including communal facilities, along with a 24-space car park and a garden area which will be used in conjunction with Blaengwawr Primary School.

Ashley House Plc and F1 Modular were selected as the developer to bring this vision to fruition using a combination of Modern Method of Construction (MMC) and traditional build.

Project Description


Ashley House Plc and F1 Modular were appointed as the principal contractor to deliver this scheme.

Elvet Chartered Surveyors were appointed to act as the commercial quantity surveyor for the project to manage the full cost control of the development including the procurement and management of all subcontractors and suppliers.

Elvet worked with the other design team members, which consisted of Quattro (Architects), Jubb (Structural/Civil Engineers) and neeco (M&E Consultants).

Aberdare Extra Care Home consisted of the following:

F1 Modular is constructed the apartments and most of the communal rooms that formed the development via 96 individual modules which will be fully fitted out, in its factory in Newtown, Powys, before delivering them to the site on which the ground works will have already been prepared, thus helping to reduce the construction period.
