Typically, this report will only be suitable for conventional house, flat or bungalow built from common building materials and in reasonable condition that is no more than 10 years old.

The survey provides a non-invasive visual inspection of the property and provides a brief assessment of the relative importance of the defects and issues encountered. It focuses purely on the condition of the property by setting out the following:

• a clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that may require varying degrees of attention.
• a summary of the risks to the condition of the building.
• recommendations on any further surveys or investigations that you may wish to undertake before proceeding; and
• advice on replacement parts guarantees, planning and control matters for your legal advisers.
